The firm specializes in tenant representation, product representation, development & acquisition, and finance brokerage & investment analysis. We're in the business of enhancing communities. At Tartan, we are the principal investors in our projects, and this means we are long-term investors in the communities we work in. 3. What is located in the building? back to top 1st Floor – Restaurant and ATM 1st Floor – Studio apartment in the rear 2nd Floor – Two (2) Three (3) bedroom apartments 3rd Floor – Two (2) Three (3) bedroom apartments
4. How can I see an apartment? back to top Tartan endeavors to give current Residents at least 24 hours notice of a showing of their apartment to an Applicant. Therefore, Tartan is only able to show properties by appointment only. Appointments must be made at least 24 hours in advance of the showing. The day and time will be determined by the local property manager. Tartan employees cannot transport individuals at any time. If the Applicant does not have transportation from Tartan’ office to the location of the unit, Tartan will meet the Applicant at the unit.
5. I know which apartment I want, how do I lease it? back to top You and your roommates will need to complete a rental application and send it to our office along with the non-refundable application fee. Once we have completed a credit check on you and your roommates and the check is satisfactory we will notify you that you have been approved and which apartment you may lease. All residents will need to meet at our local (Bloomington IN) property management office to sign the lease and deposit the lasts months rent. Please note that the lease must be signed within seventy two (72) hours from notice of approval and all residents must provide state or federal picture identification before they can sign the lease.
6. Can I view you standard Lease? back to top Yes, our standard lease and other pertinent forms are on our web site. Please note that they forms are NOT negotiable.
7. Application – Credit Score back to top Anyone wishing to rent an apartment must pass a credit check. Things that would exclude you from renting include: past evictions/collections by any landlord, bankruptcy within the last 24 months, any current outstanding collections, and current late payments over 120 days past due. We do not look at medical or student loan debt when evaluating credit. The Applicant must have a credit score of 700 or higher and verifiable employment. Rent must not exceed 33% of Applicant’s gross monthly income. Proof of income must be verified through employment contacts, recent pay stubs, bank statements, or W-2’s. If the credit score is below 700 or there is no verified employment, we will accept a Guarantee of Lease. Applicants must have a Guarantee of Lease if not financially independent. Should the applicant require the need for a Guarantor, the Guarantor must fill out an application and agrees that Tartan has the right do complete a credit check on such person. The Guarantor assumes total responsibility for the leased premises in the event of non-payment of rent or damages. Applicant must have no adverse public records on the background report performed by Tartan.

9. How much is the security deposit? back to top One months rent
10. Move In back to top Before moving into your apartment, you will be required to show state or federal identification (driver’s license, state ID, Passport, etc) and pay the first month’s rent and the security deposit for the apartment before you are given the keys. The entire rent payment and entire security deposit is due, not a resident’s portion of the money owed. During the August move-in period, you can pick your keys at our office from 9:00 A.M. to 5:00 P.M. seven days a week.

12. Move Out & Return of Security Deposit back to top Your keys are due back in our office no later than 10:00 AM on the date after your lease expires. (For example, if your lease ends August 10th at midnight, your keys are due back by 10:00 AM on August 11th). Keys not received on time are subject (per the terms of your lease) to a $100 PER DAY holdover fee. When you turn in your keys, please give us a forwarding address to send your security deposit refund to.

14. What utilities do I have to pay for? back to top Gas, Electric, Cable, Phone
15. Do the apartments come furnished? back to top No, the apartments do not come furnished
16. Late Rent back to top If Resident's monthly rent installment is not received three (3) days on or before the close of business after the Due Date, a late fee of Fifty Dollars ($50.00) will be imposed. An additional late charge of Fifty Dollars ($50.00) will be imposed after each successive five days period that rents are not received.
17. Lease Renewal back to top Before we start showing your apartment for the following rental year, you will be asked if you wish to renew your lease with us. A letter will be emailed to you notifying you of the lease rate for your apartment for the following rental year. If you wish to renew your lease and you are not currently in default, simply notify our office pursuant to the notice and you will need to meet our management agent at their office to sign the lease renewal documents.
18. What happens if I am paying the rent but my roommates aren’t? back to top Every tenant in an apartment is responsible for seeing that the entire rent for that apartment is paid. Even if you are paying “your share” of the rent, if the full rent for the apartment isn’t paid each month, we are very likely to pursue all our remedies, including late fees and (if things get bad enough) eviction. The moral of this story is that you need to choose your roommates carefully. Their financial problems or irresponsibility could lead to problems for you. Please note that ALL RESIDENTS ARE JOINTYLY/SEVERALLY LIABLE FOR THE TOTAL RENT OBLIGATION OF THE LEASE.
19. Are we allowed to sublet? back to top Yes, you can. Your new tenant will have to pass a credit check (just as you did when you moved in) before we allow a sublease. This credit check is for your protection as well as ours: if your subtenant doesn’t pay the rent, you will still be responsible. Also, we will need you and your subtenant – along with any roommates that you currently have need to sign a sublease agreement in our local management office. All parties must present state or federal identification prior to executing the applicable sublease agreements.
20. Why do my roommates have to agree to the sublet? back to top Your roommates have to agree because they will be sharing an apartment with your subtenant, and if that subtenant doesn’t pay the rent, or damages the property, they could be held responsible.
21. What happens if the subtenant doesn’t pay the rent or damages the apartment? back to top You are never released from your responsibility for your lease. If your subtenant doesn’t pay their agreed share of the rent, we may go after all parties, including you, to recover that rent. Similarly, if your subtenant breaks a large hole in the wall, or disappears with any equipment/fixtures, it will be your responsibility to cover the damages.
22. What happens to my security deposit in a sublease situation? Does that go back to me, or to the subtenant? back to top The security deposit is returned to the original resident unless otherwise agreed upon by all parties.
23. How close is the apartment to campus? back to top The property is located 1 ½ blocks from the Sample Gates. The Sample Gates is located between Franklin Hall and Bryan Hall which serve as a welcoming entryway for students into Indiana's beautiful 1,860-acre campus.
24. Can we Share bedrooms? back to top Yes you can share bedrooms, the maximum occupancy of our 3 bedroom apartments is 5 residents and maximum for our studio apartment is 2 residents. All residents living in the building must be approved and must sign the lease agreement with the Landlord.
25. Can I bring my pet? back to top No pets or animals whatsoever are allowed
26. Can we bring our Gas Grill? back to top No grills are allowed
27. Can we smoke in our units or in the common areas in the building? NO, this is a non-smoking building.
28. How fast will maintenance problems be corrected? back to top Please contact our local management agent, WS Property Group (812-332-9575) with any maintenance concerns as soon as possible. We have a maintenance person on call 24 hours a day, seven days a week, for emergency maintenance. We try to respond to all maintenance requests as soon as possible. During the August turnover period, expect routine (non emergency) maintenance to take longer than usual due to the volume of requests we receive during this period
29. Is there a bike rack located on the property? back to top Yes, a bike rack for four (4) bikes is located on the property.
30. Where do we park? back to top Two (2) parking spaces are available on the north side of the property along the alley; these space are available for lease on a first come basis. Hourly Parking is available on the street and additional monthly parking is available through the City of Bloomington in parking garages located in downtown Bloomington:
